A California-based real estate collateral lending company, ReProp Financial, has expanded its array of financial services by offering loans that make commercial real estate purchases incredibly easy.

With its new Equity Advantage Program that features the SBA 504 Owner-Occupied Real Estate Loan Program, small business owners can now take advantage of historically low interest rates to purchase commercial real estate property for loan amounts from $ 200M-$ 1.9MM, with interest rates near a standard bank rate.

For as little as 10% down, small business owners may be able to take advantage of the SBA 504 loan program. Total financing up to 90% of the purchase price or current value of commercial real estate is available for borrowers with good credit, or even poor credit with acceptable explanations.

(AP) ? The Energy Department on Friday approved four more solar energy loan guarantees worth nearly $5 billion, hours before a controversial loan program was set to expire.

Meanwhile, the Justice Department moved to take away control of a failed solar panel maker from its management and transfer it to a court-appointed trustee.

Energy Secretary Steven Chu said the department completed deals on four projects, including two that were sold late this week by Arizona-based First Solar Inc., a major solar manufacturer that had been seeking three federal loan guarantees for projects in California. The sales were announced Friday along with the loan guarantees.

The loans were approved under the same program that paid for a $528 million loan to Solyndra LLC, a now-bankrupt solar panel maker that has become a symbol for critics of the Obama administration's green energy program.

Two other solar loan guarantees worth about $1.1 billion were announced earlier this week, as the Obama administration pushed forward with the loan program despite pleas from GOP critics to halt it to avoid another Solyndra-like debacle.

Even as the loan program continued, the Justice Department took steps Friday to take away control of Solyndra from its management and transfer it to a court-appointed trustee.

In a filing with the U.S. Bankruptcy Court in Delaware, the Justice Department said it was seeking the appointment of a trustee because top Solyndra executives refused to answer questions about its finances and operations. Solyndra CEO Brian Harrison and financial chief W.G. Stover refused to testify before Congress last week, citing their Fifth Amendment protections against self-incrimination.

The Justice Department did not allege any wrongdoing but said "the inability or refusal of the corporate officers to answer material questions . establishes cause for the appointment of a trustee."

Solyndra, which filed for Chapter 11 bankruptcy protection in early September, faces a criminal investigation by the FBI, as well as scrutiny from congressional investigators and inspectors general at two federal agencies, Energy and Treasury.

Experts said management often remains in control of a company during Chapter 11 reorganization, but in some cases a court orders the appointment of a trustee to take control. If the Justice Department motion is granted by the bankruptcy court, the trustee could make decisions about the company's operations, including whether to liquidate the firm, a Justice Department spokeswoman said.

Chu said the solar projects, which could cost taxpayers as much as $6 billion, should help the U.S. as it competes with China and other countries to develop renewable energy.

"To win the clean energy race we must invest in projects like this that fund jobs and increase the generation of clean, renewable power in the U.S.," Chu said in a statement. "Deployment of utility-scale solar power will help bring down the cost of solar and strengthen our position as a global clean energy leader."

The deals announced Friday include a $1.5 billion loan guarantee to Florida-based NextEra Energy and other investors that bought a planned 550-megawatt solar farm on federal land in Southern California from First Solar, as well as $646 million to Illinois-based Exelon Corp. for a 230-megawatt solar plant near Los Angeles. Next Era Energy Resources and GE Energy Financial Services bought the Desert Sunlight project from First Solar, while Exelon bought the Antelope Valley project. First Solar will continue to build and operate both projects.

A third project, worth $1.2 billion, will help San Jose-based SunPower Corp. build a 250-megawatt solar plant in California, while $1.4 billion will go San Francisco-based Prologis Inc. to support installation of about 750 solar rooftop panels in 28 states.

The loan program expires on Friday.

Rep. Cliff Stearns, R-Fla., chairman of a House energy subcommittee that is investigating Solyndra, called the rush to approve loans unseemly.

"In a last-minute mad dash to beat the stimulus deadline, DOE rushed out an unprecedented tidal wave of taxpayer dollars ? and the question still remains, 'Where are the jobs?' " Stearns said Friday. "American taxpayers are already on the hook for half a billion dollars for the sins of Solyndra. What surprises does DOE have in store from (Friday's) rush job?"

The Aftermath?. | Bodybuilding Supplements, MAN Sports

Hi everyone!
It has been a while but things are finally starting to settle down. I was in Cleveland for the North American?s and then to Vegas for the Olympia Expo weekend. Well the competitive season is over for me this year and aside from a few photo shoots and running our store, it?s time to step back to refocus and retool for 2012. I often get asked what do I do to maintain during my ?offseason? or do I just forget everything and relax until it?s time to compete again. It is important to me to live a balanced healthy lifestyle in the off season so I am not back tracking when it?s time to buckle down for contest prep. I generally use this time to work on lagging areas or areas that I feel I need to improve on. My progress happens behind the scenes so to speak and not on stage when everyone is looking. Although my diet is not as strict as when I am in contest mode, I do maintain a balanced diet with a cheat meal once a week. Usually during my offseason, I am feeling much stronger and able to push myself harder. I also continue to use Figure Fuel, Body Octane and Vaporize.

Leave it to Ryan Gosling to pussy up a perfectly good action film. I say that jokingly, as not only is it not Gosling?s fault that this film turned out as it did, but I?m not sure that it was ever truly?a good action picture. It seems that in Hollywood right now, people are trying hard to cater to more than one audience with their?films. Movies like How Do You Know and Greenburg?were billed as comedies when in reality they are depressing dramas with a few funny moments. I hate watching depressing shit, but if you?re going to show it to me, be honest about it. Well, the studio?s decision with Drive was to make an action film accessible?to the female audience. Therefore, they took a crime novel by James Sallis, and?cast romance actor and women of all ages heart-throb Ryan Gosling as the lead. Add to that a director who seems to love 70?s slow pace and you have a tale of crime and murder that plays out like bad romance (Lady Gaga reference intended).

In rough summary, the film is about a mechanic who does some work as a Hollywood stunt driver and also as part time?getaway driver. His rules remind me of Jason Statham in The Transporter, ?I?ll give you a five minutes window. Anything that happens in that five minutes, I?m yours. No matter what. Anything that happens one minute either side of that and you?re on your own.? We then get a genius display of how good he is at keeping his word to get his clients to safety. It?s a great opening. We are then subjected to forty-five?minutes of set up story before we finally see some action again. We get to watch him move into a new place, befriend the neighbor, show up to work, and go shopping. What makes this all so hard to watch is that Gosling?s character never talks unless he has to, so we watch him walk around (remember The Wrestler? That bad.) In essence they set up his relationship with a woman down the hall (Carey Mulligan) and her son, who are getting by while her husband is in jail. Driver (yeah it?s another nameless character, another of Hollywood?s current trends) helps her out with various things. When her husband gets out of jail, he?s a nice guy, determined to turn his life around. Naturally, he owes people from his past who threaten his family if he doesn?t pull a job for them. Driver offers to help him out by driving, but the heist goes horribly wrong. As Driver tries to figure out what he?s into and find a way to keep his new friends safe, bodies start piling up.

In essence the movie does get good, but it takes for-bloody-ever to set up. The movie is only an hour and a half but drags on for forty-five?minutes before the real story begins. After that, we?re good. I won?t say that anything that happens is any sort of surprise, in fact most of it is predictable. It is however an interesting enough third act to make having to sit through the first two worth it. Ryan Gosling plays his role almost like a sociopath: Quiet, cold and calculating. He doesn?t hesitate when something needs to be done and he?s not showing any guilt or shame for any of his actions leaving you to wonder if there are things in his past that were not alluded to. Getting to watch old-time?comedy actor Albert Brooks play a mobster was an unexpected delight. My biggest laugh has to be that the studio went so far with trying to appeal?to men and women that two posters were? the film, one with an engine and a hard grungy font, vs an angelic image of Gosling and a pink cursive font. The things they do to make that buck.

Final Word: Could See in Dramatic Action

Must See = 5 stars : Most people should like it.
Should See = 4 Stars : Good picture, but not everyone?s taste.
Can See = 3 Stars : Worth watching at least once, but not the best.
Could See = 2 Stars : You can watch it, but it?s flawed and you probably won?t like it.
Don?t See = 1 Star : Seriously not worth your time
